Buying a villa in Bali sounds complicated to many people, but with the right guidance it is a clear and manageable process. Below we walk through the steps you go through as an international investor, from orientation all the way to the annual return report.
Step 1: introduction and goals
It starts with a no-obligation conversation about your goals, budget and desired horizon. We discuss which region and which type of property suit you best: an apartment in a scalable project or a detached villa with its own pool.
Step 2: selection and due diligence
We show available units, documentation and the legal structure. Fully transparent. In this phase you check the ownership title, the leasehold term and the expected returns together with your adviser, so you can make a well-founded choice.
Step 3: the legal structure
For most investors, leasehold is the right form: fast, simple and without a residency requirement. For our projects we have negotiated terms of up to 80 years. All documentation is drawn up by an established notary who is verifiable for you and your adviser.
Step 4: purchase and notary
We guide the entire purchase process, including the notary and the paperwork on the ground. Payments are made in clear instalments that are agreed in advance. You do not have to travel to Bali yourself for this; many steps can be completed remotely.
Step 5: completion, rental and management
After completion we take rental, marketing and maintenance off your hands. For a flagship project such as Nova Ocean Resort we work with an international operator, and for villa projects with our own operational structure in Bali. Each year you receive a quarterly report of revenue, costs and return.
