Bali Estate Group develops in-house
Bali Estate Group was founded by Dutch entrepreneur Roy Volkering and is the direct developer and seller of its own projects. We select the location ourselves based on long-standing presence on the island, with our own ground research and local legal due diligence before a project is announced. For you as an investor there are therefore no extra intermediaries and no untraceable structures.
We handle the entire chain under one roof: purchase, development, fit-out and rental. With over 150 properties under management, more than 125 properties in development and a team of more than 120 staff in Bali, we can offer a sharp purchase price and optimise the return. Each quarter we report to every investor on revenue, occupancy and return.

Mukti Adhi delivers the construction
In Bali we see a lot of variation in build quality. That is why we work exclusively with international and renowned Indonesian parties with a track record of projects larger than Nova Ocean Resort. For the construction we partner with Mukti Adhi (PT. Mukti Adhi Sejahtera), an established Indonesian contractor from Surabaya, active since 2008.
Mukti Adhi builds commercial, hospitality, care and education projects throughout Indonesia, including hotels, resorts and malls in Bali and Lombok among other places. Their motto, Leading in Quality and Integrity, aligns with our own conviction: we prefer to invest more for better quality, because that delivers the best appreciation, the highest occupancy and less maintenance.
Architecture
Designed by MT Architect
The design of our projects is in the hands of MT Architect (McKingley + Team Architects), the firm of founder and principal architect Sahlan McKingley, trained at UTS Sydney and Harvard Graduate School of Design. With more than 20 years of international experience, the firm works on hospitality, commercial and residential projects throughout Indonesia and beyond, with references such as Icon Bali, Singhasari Resort, Supermal Karawaci and Darling Harbour in Sydney.
In 2025 MT Architect was named one of the TOP 100 Architects of the World and won the IADA Platinum Award, the highest tier, for Icon Bali. For Nova Ocean Resort that design quality translates into a cliff-front positioning, iconic rooftops and large, photogenic facilities that raise the nightly rate. All new construction is carried out to international, earthquake-resistant standards, in keeping with the seismically active environment of Bali.

The people behind the project
Trevor Day, Project Director at Bali Estate Group, brings more than 30 years of international project experience in hotels, resorts, airports and infrastructure, with a specialism in project, construction and contract management.
Dennis Vermeulen, business consultant for project and hotel development, has over 15 years of experience in hospitality and real estate in Europe and Southeast Asia, with a focus on hotel operations, pre-openings and concept development. Together with principal architect Sahlan McKingley they form the experienced team that guides Nova Ocean Resort from design through to delivery and operation.

MĀUA by Swiss-Belhotel
For our flagship project Nova Ocean Resort we work with MĀUA by Swiss-Belhotel as operator. Swiss-Belhotel International was founded in 1987, active in more than 20 countries with over 150 hotels under management, and is regarded as a market leader in the Indonesian hotel industry. MĀUA is the 5-star luxury eco-friendly retreat brand under which the resort is operated.
MĀUA draws inspiration from Maori culture, with peace, calm and connection to nature as its philosophy, and its own concepts such as restaurant Kowhai, bar Aroha and spa Pounamu. Between 2022 and 2025, Swiss-Belhotel won the Corporate Excellence Award, the title Hotel & Resort Management of the Year and the recognition Indonesia’s Leading Global Hotel Chain, among others. The result: guests stay longer, spend more and leave stronger reviews.
What this means for you as an investor: a professional reservation and revenue management system, international marketing reach and contractually agreed service levels. An operator of this calibre structurally raises the average daily rate and occupancy, and reduces the variance in your return. For our villa projects we also deploy our own operational structure in Bali, with dedicated local teams.
Legal
Established notaries and verified titles
All legal documentation is drawn up by established notaries who are directly verifiable for you and your advisor. We work exclusively with verified ownership titles and explain the full structure, including the leasehold term of up to 80 years, in writing before you agree.
Our projects are built on the correct tourism zoning, which makes short-term rental via booking platforms fully legal and unrestricted. This way you combine a clear ownership structure with a directly and legally rentable product.

Bali Estate Group regularly features in the media. We were a guest on RTL Z in the Ondernemerslounge, joined the Lotgenoten Podcast to explain our story and our approach, and are a regular participant at the Second Home Expo where we speak with investors in person.
