The rental return is the rental income after booking platform costs (15% of the nightly rate), after the all-in management fee (32%) and after the HOA fee of €175 per month. The 10% Indonesian PB1 tax on hospitality revenue is already included in the nightly rates. The management fee covers staff, cleaning, maintenance, utilities and insurance. The total return adds the 3% annual appreciation on top. That part is growth on paper and is not paid out monthly. The leasehold extension falls outside the 32% and is shown as a separate line in the long-term projection.
