Nova Ocean Resort is a new luxury resort in the heart of Uluwatu, just a one-minute walk from Dreamland Beach. It sits on a clifftop high above sea level, with panoramic views of the ocean, the golf courses and the iconic sunsets of South Bali.
This is deliberately not a residential project, but a professional hospitality investment: designed to achieve a high occupancy rate, generate premium nightly rates, build strong reviews and deliver a stable, attractive ROI, led by an experienced 5-star operator.
With our unique 40/60 model we invest 40 percent in the premium apartments and 60 percent in facilities and guest experience. This keeps the resort looking new and luxurious for longer, and allows us to structurally achieve higher room rates and occupancy.

With our unique 40/60 model we invest 60 percent in extensive facilities and guest experience. Operators therefore estimate roughly 60 percent higher revenue than the average hotels on Bali. The resort offers among other things:

A guaranteed 8% floor, higher in practice
For the first two years we guarantee, from our own reserves, a rental return of 8 percent. That is the floor: in our scenario calculations the expected total return, rental income after costs plus the value increase of 3 percent per year, lands at 12 to 16 percent at 69 percent occupancy, 13 to 17 percent at 77 percent and 14 to 19 percent at 85 percent. The rental component on its own is 9 to 16 percent of your investment. The part that comes from the value increase is not paid out to you; it is only realised when you sell. On top of that comes a one-off 10 percent on completion, which is not included in those figures.

Calculate your return on Nova Ocean Resort
Choose a unit and play with the occupancy rate to see the rental return after costs, after the all-in management fee of 32 percent and the HOA fee of 175 euros per month. The Indonesian PB1 tax of 10 percent on hospitality revenue is already deducted in the nightly rates.
The rental return is the rental income after booking platform costs (15% of the nightly rate), after the all-in management fee (32%) and after the HOA fee of €175 per month.
